The home buying process can
be confusing and stressful. Not only do you need to consider things
such as price and location, you also have to worry about whether the
house itself has any hidden problems
that could become costly surprises down the road.
As a professional, Certified
Home Inspector, its my job to look for
those hidden problems
for
you. The IHINA Home Inspection is an unbiased, professional assessment
of the condition of the house. It provides you an expert
opinion and a professional report on the
condition of the physical structure and various systems within a house.
It is in no way influenced by any feeling of debt or reciprocity to the
real estate agents, because I do not work from Agent referrals.
This gives you peace of mind on what is likely the
largest
purchase you will ever make. This gives you a report that you
can trust.
In order to prepare the report, I
will conduct an inspection
of the house. The inspection process
typically takes me about 3 hours to
complete. This of course may vary, according
to the size and condition of the home
being inspected. I strongly encourage
you to accompany me during the
inspection. This will give you a chance
to ask questions and become familiar
with the systems of the home. In order
to provide a more thorough inspection,
I request that all water/utilities are
operational on the day of the inspections.
I believe in providing the absolute

I will
perform an
inspection without
testing for Radon, Mold,
Termites, and Lead Paint*,
only if it is specifically requested,
When the inspection is
complete, I will tell you of any problems that were
discovered and discuss them with you. I will also tell you
about
any routine maintenance that should be performed, as well as answer any
questions you may have. You will also receive a full written report of
the inspection which includes digital photos. You will receive
your report at the inspection site, before I depart.
What I will not
do: I will not make any repairs, nor will
I offer to do the repairs; To do so would be unethical. I
am 100% independent and unbiased. I am in
"cahoots" with nobody in any efforts to enhance
each others business. I want to ensure that
you get the very best inspection available. An
inspection that you can trust.
* I test for lead based paints
on only those homes built prior to 1980.
The
EPA banned the use of most lead based products in 1978.
